Steve Dauby, CPA – Member
Steve is one of the founding members of Dauby O’Connor & Zaleski, LLC, and has specialized in the real estate industry since 1984. He has extensive experience in the affordable housing arena, with a particular focus on properties that utilize the LIHTC pursuant to IRC Section 42.
Sean O’Connor, CPA – Member
Sean is one of the founding members of Dauby O’Connor & Zaleski, LLC, and has been in the practice of public accounting for over 30 years. DOZ started as a two man firm in 1987, and has grown to a nationally-recognized leader in the real estate arena with clients in over 45 states.
Gemi Ozdemir – Chief Executive Officer
Cemal/Gemi has been with DOZ since 1993. He began as an audit intern and worked as an auditor, IT manager and head of marketing for 20 years, bringing in substantial business to the firm. His industry knowledge, professional network, and ability to identify strategic opportunities for growth and process improvement makes him a natural leader at DOZ. As CEO, Gemi oversees the overall operations of the organization, budget, staffing, client acquisition, and relationship management.
Heather Perry, CPA – Chief Operating Officer
Heather has specialized in the real estate industry since 1998. During that time, she has prepared and/or reviewed numerous audits of limited liability companies, corporations, partnerships and not-for-profit entities owning various real estate developments. These audits have been prepared for HUD, RD, and various debt and equity providers.
Kenny Dennison, CPA – Audit Director
Kenny has specialized in the real estate and construction industries since 2000. While with DOZ, his duties have included working with his clients and engagement teams to coordinate and execute all phases of the audit to ensure that all appropriate deadlines are met and excellent client service is provided.
Jacob Buehler, CPA – Audit Member
Jacob has specialized in the multifamily housing real estate industry since joining DOZ in January 2006. His duties include working with his clients to coordinate and execute all phases of the audit to ensure that all applicable deadlines are met.
Tim Doyle, CPA – Audit Member
Tim joined DOZ in 2002 and has focused on growing the Firm as well as DOZ’s Development Practice, focusing on all areas related to the Low Income Housing Tax Credit.
William D. Farrington, CPA – Audit Member
Bill has been in financial and management executive positions in industry and public accounting since 1981. Bill has completed audits on limited partnerships, general partnerships, and corporations ranging in size from small rural development partnerships to large corporations.
Kristen Kelleher, CPA – Audit Member
Kristen has been in public accounting since 1992 and joined DOZ in 1996. Kristen manages all aspects of client service, ensuring deadlines are met, and engagements are properly staffed to match technical expertise and personality fit between DOZ and the client. Kristen is experienced in HUD, RD, and IRC Section 42 audit guidelines, and her portfolio includes not-for-profit and for-profit housing organizations, as well as market rate, and commercial properties.
Jeff Lathrop, CPA – Audit Member
Jeff has specialized in the multifamily housing real estate industry since joining DOZ in June 2004. He has prepared and/or reviewed numerous audits of limited liability companies, partnerships, and not-for-profit entities owning various real estate developments.
Ryan Strutz, CPA – Audit Member
Ryan has been in public accounting with DOZ since 2005 specializing in real estate and affordable housing. He is well versed in working with LIHTC properties, HUD financing, and RD programs and focuses on preparing and reviewing audits for limited liability companies, corporations, partnerships, and not-for-profit entities owning various real estate developments.
Amy Unterfranz, CPA – Audit Member
Amy has been in public accounting since the start of her career in 2005, specializing in real estate and affordable housing. She is adept at preparing and reviewing audits for limited liability companies, corporations, partnership, and not-for-profit entities owning various real estate developments and also manages a sizable portfolio of equity funds invested in LIHTC deals.
Greg Wasiak, CPA – Audit Member
Greg has worked in public accounting since 2001, and has been with DOZ since 2008. He has been responsible for managing the execution of all phases of the audits of partnerships, limited liability companies and not-for-profit organizations that are owned by real estate developments, including fund audits.
Heather Plake, CPA – Tax Director
Heather has specialized in real estate accounting since 2002 preparing and/or reviewing returns for limited liability companies, partnerships, corporations, and not-for-profit entities owning various real estate developments. Heather also serves as the Tax Director, responsible for overseeing all aspects of the tax department to ensure that accurate returns are prepared, in-line with investor requirements, and all compliance deadlines are met.
Jessica Cooper, CPA – Tax Member
Jessica has worked in both public and private accounting in 2003 and joined DOZ in 2008. Her duties include reviews of pass-through, not-for-profit, and corporate tax returns, tax research, and consulting. She manages returns throughout the United States for LIHTC, real estate and development, corporate, and not-for-profit entities.
Nancy Morton, CPA − Tax Member
Nancy has been in the practice of public accounting for over 18 years, having worked with the international accounting firms of Arthur Andersen and Deloitte & Touche prior to joining Dauby O’Connor & Zaleski, LLC in December of 2001.
Ellen Wilde, CPA – Tax Member
Ellen has specialized in the real estate industry since 2004, handling tax compliance, planning, and consulting for affordable housing organizations. She is very experienced, in particular, with entities that own real estate development and LIHTC equity funds. Her duties include assisting the members in all facets of tax return engagements and she is particularly skilled at analyzing and resolving LIHTC compliance issues as well as serving as a resource for acquisition and rehabilitation strategies, disposition analysis, and consulting for various tax treatments for her clients.
